Total area of the building plot intended for the construction of the multifunctional residential complex with an underground car park and a medical centre is 4.75 Ha. In the north-west and south-west the plot adjoins the green floodplain of the river Ramenka, in the north-east – the territory of the Medical centre, in the south-east – with the existing residential Ramenki district. Michurinsky avenue passes in 360 meters to the south-east. The plot is almost rectangular shape 160mx290m long and has an active (over 8 meters relief difference from the south-east to the north-west. In the north-west part, outside the borders of the plot relief turns into an abrupt slope towards the Ramenka river.

Design and construction are carried out in two stages:

Stage 1: Multifunctional residential complex on the plot of 2.77 Ha.

Stage 2: Multifunctional medical centre on the plot of 1.8Ha.

The residential high-rise complex shall have commercial areas, preschool general education centre for 65 children and an underground car park situated inside the 2-storey sylobate. The multifunctional medical centre situated nearby is thought to become an important diagnostic cluster for the entire residential district.

The designed residential project is thought to improve in quality architectural and urban environment of the area by creating on one hand a new architectural and urban dominant, and on the other - developing the principles of the modernist plasticity of existing constructions and introducing a new contemporary accent to the panorama of the Avenue.

Presented project with its complex landscape shall harmonize and complement the embellishment of the surrounding territory with Ramenki river; the system of intermittent public spaces shall provide the locals with several new pedestrian routs, animated by children’s playgrounds, sports grounds and resting places.

The residential complex is formed by a composition of three high-rise towers, located on a single stylobate, occupied by the infrastructure facilities necessary for future tenants, including places of employment, car parks and preschool general education organization. The stylobate part of the complex has been designed taking into account the active difference in relief. The top marks of the greened exploited roof of the stylobate are slightly higher than the existing planning marks of the north-eastern part of the plot, but spatially they extend the territory of the adjacent building.

 

Multifunctional residential complex consists of the following main functional parts:

Residential part. The residential part of the complex consists of three high-rise buildings located on the stylobate. In all buildings in the stylobate level, a spacious, partially double-entry entrance hall has been designed.

In each residential tower has been designed a compact with five passenger lifts staircase-elevator unit of different carrying capacity, including two service lifts for fire departments, one of which has a walk-through cabin to service the building.

Pre-school general education organization (OED):

 Pre-school general education organization is situated in the lowest floors of residential buildings No. 1 and 3. They are intended for short stay for children, with a total capacity of 65 people. In the building № 1 the children’s centre is intended to host two groups of 22 and 23 people; in the building № 3 - two combined groups for 10 people each.

Separate playgrounds equipped with shady canopies have been designed in the courtyard area of the children’s centre.

 

Offices

Stylobate floors and the ground floors of the residential towers are intended for technical facilities for the complex, building maintenance and offices, including a small laundry intended for residents of the complex.

 

Parking

A closed car park for 940 cars is situated on both levels of the stylobate. Each level of the car park is equipped with a separate entrance and exit.

 

Basic solutions for providing access for disabled people

Design solutions aimed to facilitate the access and movements for disabled can also be used by guests and visitors.
