The plot lies within the boundaries of industrial zone 27 of ZIL (Likhachov Plant). The area had to be reorganized into a public area in compliance with the Government Decree of the City of Moscow No. 276 dated 04.04.1995 “On Reorganization of Industrial Areas of the City of Moscow”. The south part of the plot lies within easy reach of Avtozavodskaya Street green square and Avtozavodskaya metro station.
The need for an apartment hotel was suggested by intensive development of local business environment and a growing demand for buildings providing temporary accommodation. The plot includes a laid foundation and a two-storey underground section of an unfinished construction project –the objective prescribes their maximal reuse. Therefore, the outline and the column grid of the new house adopt to a great extent the placement of existing foundations.
The apartment hotel counts 16 floors and an underground parking. The single-floor annex incorporates shops and catering facilities together with spaces for rent. Cars can access the complex from 3rd Avtozavodsky Proezd. The available apartment types are: studio apartments (about 50 m2), single-room apartments (60 to 90 m2), two-room apartments (90 to 130 m2). The hotel can accommodate up to 500 people at one time.
