The square-shaped building plot of the future business centre is located in the Presnensky district of Moscow and is limited by the existing residential building in the north, an administrative building in the west, Nikolaev Street in the east and Krasnopresnenskaya embankment in the south. The landform of the plot is quite flat due to the small height difference of no more than 1m. The plot is free of greenery and buildings. Existing engineering networks will be taken out of the plot borders or completely abolished. Taking into consideration the placement of the future building, a separate design solution adjusting the situation of the designed road “КЛ 110 кВ “City-Mayakovskaya 1.2” is provided.

The project envisages a 7-storey construction of variable heights, lowering to the north, towards the existing residential building. The layout of the future construction on the plot has been done taking into consideration the future abolition of all existing engineering networks.

The main entrance to the building has been designed on the side of Krasnopresnenskaya embankment. Entry and exit from the underground car park are provided from the newly designed passage of 6 meters large, situated on the plot, next to Nikolaev Street. Restaurant loading area is situated in the north-west part of the territory, with entrance from the existing local passage 6 meters large, between the administrative building and the construction plot. Newly designed driveways solve the problem of dividing numerous floods of pedestrians/staff/service transport. Pedestrian crossing has been provided between the designed construction and the existing administrative building.

The general plan of the territory takes into consideration all main fire regulations concerning the distance between the designed construction and the existing building, the amount of daylight calculation; all necessary fire driveways to the future construction have also been designed.

The project design includes a high-quality site improvement with natural stone pavement and exterior decorative lightning. Roads and driveways are thought to be covered by asphalt whereas all pedestrian areas will be paved with natural stone (granite slabs). The height of borders on road crossings should be 0.04m and 0.15m, and should not exceed 0.04m on the footpaths. The width of footpaths should not be less than 2m.

The core of the concept design is the idea of contextuality and of adjusting the building to the existing urban development limits.

Volumes of the designed construction are effectively submitted to limits of the building plot thus saving and increasing the level of comfort of the surrounding urban environment. That’s why highest parts of the designed construction are situated at a maximum distance from the existing residential building, and the overall height of the construction does not exceed the height of neighboring buildings. The height has been fixed to 29.6m. Total construction volume above ground in plan:  35.2m x 28.1m.

Interior heights (from floor to ceiling): 1st and 5th floors – 4.2m; 2nd, 3rd, 6th floors – 3.9m; 4th, 7th floors – 4.05m; height of underground floors – 3.15m.
